What duct sanitizing actually does, and when it does nothing

Does fogging the ducts get rid of a musty smell? Usually not by itself. Antimicrobial product only works on a surface that has already been cleaned. Spraying over settled dust just coats the dust. Sanitizing is a finishing step after source removal, never a substitute for it.

Substrate decides the method. Galvanized trunk-and-branch off a basement furnace is non-porous. It wipes down, dries, and accepts an EPA-registered HVAC-labeled product applied per its label. Panned-joist returns are a different animal. That return is framing lumber. Subfloor and insulation fiber too. Bare wood absorbs. You cannot disinfect a joist bay. The honest fix there is sealing the cavity or running real sheet metal.

Flex duct in a vented attic is the other limit. The inner liner is thin and textured, and it bakes all summer. Wetting it heavily is a bad idea. Crushed or sagging runs need repositioning or replacement, and no chemical restores lost airflow.

Most musty odor in Jackson County homes starts at the evaporator coil and drain pan, not the branch runs. Long humid cooling seasons keep that pan wet. We check the coil face first. Then the pan and condensate trap. Treat the ducts and ignore the coil, and the smell comes back by July.
